Before selecting property, take the time for "due diligence", or verifying that the property will support the development requirements you have established.  Due diligence typically investigates the property's allowable land development uses, the absence of environmental problems, proper soil conditions, available infrastructure and traffic concurrency, adequate stormwater systems and clean title.

The project development budget needs to include general costs, sitework costs, building costs and FFE costs ( see Cost Analysis).

Consider the long term benefits of energy efficient construction versus the additional short term costs.

Evaluate design and construction options that may lower the construction cost and still maintain the desired intent of the building.
